Site Prep
Levelled gravel base or concrete slab depending on shed size and your preference. This is the most important step — we don't rush it.
Framing
Dimensional lumber framing, pressure-treated sill plate in contact with ground, properly sized rafters for our snow load.
Sheathing, Roofing & Siding
OSB sheathing, shingled or metal roof, LP SmartSide or vinyl siding — all installed properly, not staple-gunned.
Doors, Windows & Hardware
Installed to your spec — door swing direction, window placement, locking hardware. Every detail confirmed before we close up.
Options: Insulation, Electrical, Shelving
Insulation, electrical rough-in for a sub-panel, and custom shelving or work surfaces are all available. Quoted separately.
Do You Need a Permit for a Shed in Thunder Bay?
Under 10 sq metres: Sheds under 10 square metres (approximately 10×10 ft, or 107 sq ft) typically don't require a building permit in Thunder Bay.
Over 10 sq metres: Anything larger requires a City of Thunder Bay building permit — site plan, shed drawings, and application. We assist with the documentation.
Setback rules: Sheds must typically be placed a minimum of 1.2 metres from property lines in Thunder Bay. Corner lots and accessory structures near easements have additional requirements.
